the rule. Licensee provides real estate services, but does not represent either party in a transaction. However, cannot be a facilitator if they are brokerage represents either Party to the transaction. How do you figure out which side Trump’s facilitation and then creates agency?

Hi Maria, to be a facilitator, you must not represent either side. Because all contracts belong to the firm, if the brokerage has a listing/buyers agency agreement with a party, facilitation is no longer an option. An agency agreement always "trumps" facilitation.
