Accelerating the start of your career: Creating your database
A database is a compilation of connections and relationships, rather than simply a mailing list.
To establish a robust database, list all of your personal and professional connections. Include individuals from your familial, social, professional, and online circles, encompassing family members, friends, neighbors, colleagues, and others.
To streamline and enhance your organizational efforts, consider leveraging a CRM (Customer Relationship Manager) tool. This tool will simplify your daily tasks, help maintain focus, prompt timely actions, and can be utilized for marketing initiatives.
For a deeper understanding of this concept, we delve into it extensively in the Real Estate Accelerator & Coaching program. This comprehensive program is crafted to guide you into creating an effective plan, ensuring a strong start to your new career. The program offers valuable insights and actionable strategies that can drive successful transactions, contributing to your income.
How many names are currently in your database?
Re: Ice Breaker!
Hi @Jerome10443714! Welcome to the community! We are glad you are here. It sounds like you are a very busy student. Commercial real estate involves a lot of finance and numbers so if you are strong in that area, you are well suited for commercial real estate.
Commercial real estate is a long haul and it generally takes longer to get started but the income can be quite lucrative. Leased properties often involve ongoing revenue streams that can even be passed down to your heirs after you die. The negative with commercial real estate is that transactions can take a long time and thus a long time until you get a paycheck. For this reason, it is easier to work for a veteran CRE agent and be willing to work for less so that you can learn and make more money down the line.

Can you do real estate sales part-time?
I get this question all the time, and the the short answer is YES! Some estimates have the part time real estate workforce at over 40% of the total workforce. Many people enter the business knowing that they only want to work part time as they currently have other commitments (another job, kids in school, etc). The trick to being a successful part-time real estate agent is not to operate with only part-time expertise. Search out good education and training to raise and maintain your expertise. Be determined to understand your market, the contracts required, and what it takes to successfully close a transaction. The best part-time approach I have seen was an agent that was very exclusive in client selection while being very careful to not discriminate. She had clearly defined hours of availability and was highly specialized in a certain niche (ocean front). She completed on average about four transactions a year. Of course, at an average sale price over $3mil those commissions added up!
