Choosing Your Professional Home: How to Interview a Brokerage
Starting (or switching) your real estate career is about finding a partner. When you sit down with a Managing Broker, remember: you are interviewing them as much as they are interviewing you.
Here is how to vet a brokerage to ensure they provide the fuel your business needs to blast off.
1. The Financials: Beyond the Split
Don’t get tunnel vision looking at the commission split. A 90/10 split sounds great until you realize you’re paying for every photocopy and lead out of pocket.
- Is there a cap (a maximum amount the office takes per year)?
- Ask about monthly desk fees, E&O insurance, franchise fees, or tech fees.
- What are the upfront costs to get your first sign in a yard?
2. Training & Mentorship
For new agents, this is the most critical factor. A sink or swim environment is the fastest way to burn out.
- Do they have a formal training program for contracts, negotiations, and lead gen?
- Will you be assigned a senior mentor? If so, what is their incentive to actually help you?
- Is the Managing Broker available via text at 7:00 PM on a Sunday when your first offer hits a snag?
3. Lead Generation & Tech Stack
Every brokerage claims to have "the best tech." Make them show you.
- CRM & Website: Do they provide a robust CRM (like kvCORE or Chime)?
- Company Leads: Does the office provide leads? If so, what is the "referral fee" on those closings?
- Marketing Support: Is there an in-house marketing coordinator or a suite of templates for your social media and mailers?
4. Culture & Environment
You’ll be spending a lot of time here. Make sure the "vibe" matches your work style.
- Is it a ghost town in the office?
- Do agents share advice?
- Does the brokerage lean toward luxury, residential, commercial, or property management?
