What real estate specialty should an agent concentrate on given today's market?

During the mortgage crisis that started in 2008 there were those real estate agents that quickly pivoted to short sales, foreclosures, and REOs (real estate owned by banks after foreclosure). The agents that figured this out, made a killing. What do you think the next big specialty will be given the low real estate inventory and higher interest rates we are seeing today?

    IMO there will be a rise in assumable mortgages. I foresee agents needing to understand assumable mortgages and how to market those types of listings.
