AB 2347 (effective January 1, 2025) amends California's eviction process by:

 * Extending the time tenants have to respond to an eviction lawsuit from 5 to 10 days.

 * Streamlining procedures for demurrers and motions to strike in eviction cases.

In short, it gives tenants more time to respond to eviction cases and aims to make certain legal procedures more efficient.


Owners were against this bill’s passing. Do you think that this will have a real impact on evictions in California?

    No, this will have little effect on evictions in California, especially renters of single family homes, where renters have virtually no rights.

    Just to let you know, if the owner of the single-family residence is a RETI, real estate investment trust, a corporation, or an LLC where one of the members is a corporation. If any of these is the case then they are subject to AB 1482, the California rent control law. In this case there may be many ways to fight an unlawful detainer action, eviction.
