Excluding my personal sphere and who I know, what is the best way to prospect once I am fully licensed?

🚨@Logan Brady This is quite frankly the biggest question that every agent must quickly answer for themselves. In our Real Estate Accelerator course we talk about many many ways to prospect and in our Live Coaching Session (part of Real Estate Accelerator) there is a topic called 99+ Way to Generate Business. While I might have a knack for converting For Sale by Owners into my listings, another agent may prefer Open Houses. That being said, here is a partial list for you to consider:
- Weekly Open Houses (your listings or your brokerage listings is a good place to start)
- Door Knocking a geographical location over a long period of time (1 to 2 years)- "Farming"
- Social Media Posts- share valuable information about the market, location and specific properties to show that you are an expert in the communities you serve.
- For Sale By Owner (FSBO)/Expired Listings - talk to your broker to find out the local resources available to gather these lists. FSBO Signs and Mulitiple Listing Service (Expireds) is a good place to find them.
- Work with your preferred Lenders to hold Buyer & Investor Seminars/Webinars.
- Social & Religious Groups Sponsoring Opportunities.
- Sports/Youth Activities Sponsorships (Little League, Pop Werner, Dance, YMCA, etc..).
- Networking/Meet-Up Events with people that you might have hobbies or interests in common (Chamber of Commerce, Golf, Tennis, Book Clubs, Charitable Fundraisers, etc).
- Business Networking Groups.
- Paid Ads (Facebook, Instagram, Google Ads, etc…)
So many many more! You will need to choose what best suits your personality, budget and strengths and go for it. I always recommend having at least 3 'legs' of Business and no more than 5 (Sphere of Influence always must be one of them) and to give each leg at least 6 to 12 months of an honest effort before eliminating or switching it out. Some prospecting methods are a long play (farming) and some are much faster (hunting) and you need a balance of both to maintain a long, healthy, sustainable real estate career.
