It’s been 26 years since I passed my first real estate licensing exam, and I’m proud to say that all these years later, I’m still a student. Here’s a pro tip I’ve learned along the way: ALWAYS, ALWAYS, ALWAYS be a Student of the Market.
Let me share a quick story.
Several years ago, I attended a real estate agent/broker networking event. I struck up a conversation with one of the few attendees who wasn’t licensed—though his spouse was. He asked me a simple question: “Hey Art, how’s the real estate market?”
I gave him a detailed answer, explaining why certain areas in my territory were poised to perform well, while others might lag—backed by real data and local trends. When I finished, he said:
“I asked 10 or 15 people the same question tonight. Everyone just said, ‘It’s great!’ But you were the only one who explained why—with facts, data, and honest insights. Thank you.”
Here’s the crazy part: he later recommended me to his wife, and I ended up partnering with her on two of their own real estate investment purchases.
Moral of the story?
